ALEXANDRIA, Va. - It's a sign of hope for the real estate market. Sales of existing homes jumped last month, instead of dropping as predicted.

The National Association of Realtors announced Monday that sales were up more than 5 percent from January to February, and they're now at an annual rate of 4.72 million units. That's the largest sales jump since January 2003.

The news isn't all good, though. The median sales price plunged to $165,000, down from $195 a year ago. Those are national numbers.

So how is the local market doing? There's not a simple answer.

Adrian Malarczuk has been looking for a house for quite a few years, and only now have the prices dipped enough to make it possible. On Monday, he saw a house in Alexandria.

It is priced around $330,000. A few years ago it probably would have sold for $100,000 more than that.

His realtor, Veronia Seva-Gonzalez of Keller Williams, says in Adrian's price range, houses are moving-- sometimes, fast. Just Sunday, Adrian looked at a house in Arlington. When they called to make an offer, they had competition - eight other offers.
